Buyers in Utah's market—Salt Lake City, Park City, Sandy, Draper—make gut decisions faster than they realize. Pricing and curb appeal get them through the door. The energy of the space determines whether they linger or leave.
I've helped homeowners throughout the Wasatch Front sell properties that had been sitting for months. Here are the five things that consistently make a difference:
1. The Front Door
The "mouth of chi," where energy enters. Remove clutter, add a welcoming mat, and make sure the door opens fully without catching on anything. A blocked entry tells buyers (and energy) to move along.
2. Five Elements in Every Room
A plant (wood), a candle (fire), a ceramic bowl (earth), a metal frame (metal), and a glass vase with water. This creates a sense of completeness that buyers respond to without knowing why.
3. Commanding Position
In the master bedroom and living room, the main furniture piece should face the door without being directly in line with it. This makes people feel safe and settled—exactly what a buyer needs to feel.
4. Bathrooms
Bathrooms represent draining energy. Keep toilet lids down, drains covered, and add a living plant. A fresh bathroom shifts a buyer's impression of the entire home.
5. The Wealth Corner
The far-left corner from your front door. Place something vibrant—a healthy plant, a purple accent, a water feature. Subtle, but it attracts the right buyer energy.
